Often times, when the inspection has been completed and the items to be repaired have been reviewed with the client, I get what I call the “Million Dollar Question”. The client will ask “Would I buy it?”
My answer is always the same, “I can’t answer that for you”. After a lifetime of experience in residential construction I have seen most everything and I know that most everything can be fixed if done properly. I have what I call a high tolerance for repairs and there is not much that I haven’t seen, but everyone is different and the circumstances of the sale are different. What might not seem like a big repair to me might be something that the client can’t possibly see how it can be fixed. The inspection report is the tool that the client and their realtor need to be able to make the best decision that is right for them.
